Your conversations don't have to be long. A five-minute conversation—or even a one-minute conversation—can count if you're talking to a property owner and finding out whether they have a problem, are considering selling, or may have an opportunity.

 

The goal is to increase the number of seller conversations you have every week.

Make Networking Part of Your Routine

You don't need to limit networking to real estate conferences.

 

Meet people through local groups, chambers of commerce, Facebook groups, neighborhood communities, investor meetups, and everyday conversations.

 

The objective isn't to collect business cards.

 

It's to increase the number of people who know you're a real estate investor.

 

If three new people know what you're looking for this week, try to make that number higher next week.

Focus on Activity You Can Control

You can't control when the perfect deal will appear.

 

You can control how many people you talk to.

 

Track simple numbers each week:

  • Sellers contacted
  • New people met
  • People told about your buying criteria
  • Follow-ups completed

 

Then work on increasing those numbers consistently.

 

The more conversations you create, the more opportunities you give yourself to find a deal.
