“I bought my first deal back in 2016, and since then, I’ve done about 25 to 30 real estate transactions—whether it was land, homes, or buildings. I don’t have a ton of properties, but the ones I do have, have worked out really well. They cash flow really well.”

With this newfound knowledge, Barrett made his first real estate purchase in 2016. Over the next few years, he completed around 25 to 30 transactions, each one reinforcing his passion for real estate. “My wife’s great. She’s 100% supportive of everything I do. At first, when I talked about buying a house for $120,000, she was skeptical. But since then, she’s been completely on board.”

Barrett also shared his thoughts on the impact of the COVID-19 pandemic on the real estate market. While acknowledging the short-term challenges, particularly in the commercial sector, Barrett remains optimistic about the long-term prospects for residential real estate, citing low interest rates as a significant factor in a potential boom.

“Overall, for the long term, real estate is going to be really good, especially on the commercial side. But the sectors hardest hit—like retail and hotels—might struggle. Residential real estate, on the other hand, will likely do well because interest rates are at their lowest.”

One of the most valuable lessons Barrett shares is the importance of overcoming analysis paralysis. For two years, he absorbed knowledge but hesitated to make his first move. Once he did, the momentum built quickly, making each subsequent deal easier to evaluate and execute.

“I had analysis paralysis for two years, even though I knew how to do everything. I finally just said, ‘You know what? I’m going to make this offer and do this deal.’ Once I did my first one, the second and third were easier.”
